The Sims 3 for Windows PC works on both 32-bit and 64-bit versions of Windows. We do recommend players on The Sims 3 version 1.67 or earlier update to version 1.69, which is available to download through Origin if you have registered your game and packs against your EA Account.
Nope, nothing is wrong. Beginning on October 20 we began adding the entitlement for this version of the game to all Origin accounts that own any release of The Sims 3. This means that the game is showing up in your library, but that the game itself is not yet available for download. This is expected! The game will be available for download soon.

While updating macOS to a newer version should be straight forward, we recommend you backup your saves before updating to macOS Catalina. You can find The Sims 3 save files in Documents\Electronic Arts\The Sims 3. Simply copy the entire The Sims 3 directory somewhere safe like your cloud storage of choice (eg. iCloud, Google Drive, OneDrive, Dropbox, etc.) or a USB flash drive. This will backup your downloaded content and your save files among other things.
If you have this issue and your base game icon is not grayed out in the launcher, move your entire Sims 3 folder out of Documents > Electronic Arts, open the launcher to create a new folder, and try to download a fresh copy of one item. If it works, you can continue to download and install your content in small batches.
The Mods folder works in this version of Sims 3 the same way it always has. If you're having trouble getting your Mods folder to work, please refer to the instructions where you downloaded the content. And be sure to delete the cache files listed above.
For anyone still having issues installing store or custom content, the update today (November 9) has fixed the underlying problem that is the most common cause of an "Error downloading content" or "critical system failure."
If you still get the same errors when downloading or installing content, and your base game icon is NOT grayed out in the launcher, please move the entire Sims 3 folder out of Documents/Electronic Arts and onto your desktop, open the launcher to spawn a clean folder, and download a fresh copy of one item to test.
I successfully installed the new 64 bit - metal version of Sims 3 on my MacBook and the related expansion packs that I owned and played it to make sure it worked. At first the game did not show in my Origin library but when I contacted through the live chat they were able to make it show up for me. Yay! I also had asked the chat person if the previously purchased content that I bought years ago in the Sims 3 Store would work and they said it would. But when I went to download one small item as a test it did not work. The Launcher opened and the icon for the item showed as a brown box and then i got a pop up error message staging "There was an error Downloading Content {0}". I tried it on Safari first and then on Firefox and had issue with both. Also tried the "repair" option on the game in Origin to make sure and that went through easily but still got the error with the content.
@nlferrari Please move your entire Sims 3 folder out of Documents > Electronic Arts and onto your desktop. Open the launcher to create a new folder, and download one item from the store, using Firefox. If it doesn't work, clear the caches for both Firefox and Safari, quit Origin and restart it, and try again.
If you don't have the folder, create one; be sure to get the name and case exactly right. If you have one, trash it and make a new one. Then try to install a new download of one item, and let me know whether it works. It may help to install a Store item first, although I'm not sure.
@nlferrari Just to be clear, you're still getting exactly the same error as before, and despite the suggestions? Are you downloading store content from the same account (username and password) as you use to sign into Origin? Store content is encrypted and won't work when the product key for the installed game doesn't match what's on file in the account.
Second update: All entitlements, as they're called, for both the Sims 3 base game and for expansion and stuff packs should now be distributed, and all players should be able to download the 64-bit version of all their owned content.

MaxisJoe did indicate that entitlements are still rolling out and hopefully done by the end of this week. I know waiting sucks but there we are... Plus I think the people who have been able to download the new version are having trouble getting it to load... so seems like something's afoot here...
These three mods do not need to be updated with each patch. The majority of mods need to be updated with each patch. Be sure to check the original source of each mod you download after each patch has been released/updated, so you can download one that will work for the patch level you are running.
Sadly Twallan has announced that he is no longer modding for The Sims 3 so the 1.63 patch is the last one he has worked on with regards to his mods. With this in mind it would be a good idea to download and save the 1.63 super patch onto your Mac so if you need to uninstall and reinstall in the future you have the patch ready to go and your game will still be compatible with your mods. Here are the links to the Mac 1.63 super patch:

On October 29, 2009, Electronic Arts announced "Create-a-World" (CAW), which is a game world editor that allows players to create their own custom cities from scratch for use within the game. Players can customize lots, choose terrain patterns and add roads, vegetation and neighborhood accents (such as water towers and lighthouses). CAW also allows players to import designs from PNG files for use in their worlds. Users can upload their worlds to The Sims 3 Exchange for download by other players. The editor tool is offered to players as a separate download, and was released on December 16, 2009, as a beta version. EA will offer technical support and updates. Players are able to share their neighborhoods as with other content. The Create-a-World tool is available for Windows-based PCs.[11] 2b1af7f3a8
